In
1965, William Spencer began his career
in Sacramento, California, as a Loan Officer for Bankers Mortgage
Company, specializing in FHA & VA home loans. There
he had the opportunity to study under Ray Laphan who later became
the first Director for the Federal National Mortgage Association
(Fannie-Mae). While with the firm Spencer became one of
their leading mortgage bankers.
In
1970, Spencer opened his own mortgage
banking firm, Sutter Mortgage Corporation. He built this
firm to average closing of 200 loans per month, specializing in home loans,
subdivision construction and subdivision forward-takeout commitments.
At this time, he was certified as a Loan Underwriter for
Fannie-Mae, Freddie-Mac, FHA and VA and was granted the rare authority,
by each, to fund his own loan approvals immediately from his desk.
He merged this firm with a national bank.
For
years, Spencer taught real estate finance and economics at evening
college and conducted real estate financing seminars. He
is a licensed real estate broker by the state of California Department
of Real Estate, and is the author of A Guide To Single Family
Financing.
In
1980, after a hiatus in Mexico, studying
the culture and language, William Spencer Financial was founded.
Spencer began financing commercial, industrial and agriculture
real estate with private, institutional and SBA funds. He sold
and purchased loan portfolios for banks and arranged lender participations.
